Random Thoughts ... Is It An Open House Or Branch Office

 "Sunday is the slowest day of the month for home sales
and
Open Houses are one of the least effective methods."

Says Rebecca Diamond in her post Open Houses: Stop Lying to Your Client! based on information from the National Association of Realtor (NAR)

If You Check out the comments in response to her post there are some who use an open house to get buyers or listings (comment #6). There are Stats (comment #20) and many arguments for or against open houses ..... they work for some and not for others.

 But it does let your agent open a branch office in your home (Comment #91) for the duration.

While I am not a big fan of quoting stats, unless I have knowledge of the source and quality of the information used. My own experience is the 'open house' home is seldom sold as a result of the open house. However this is not the case in all areas as there are some areas where they do work (Comment #22), at least for the agent

..... With virtual tours a home is open 24/7 .....

 

Unless ..... you are in an area where they really do work for the home being held open, physically sitting in the house does 2 things it appeases a seller who thinks it is necessary ..... lets your agent open a branch office in your home for the duration .....

But open houses can potentially bring you business that may come back to that home. I have had literal boomerang effects in connecting back to buyers back to the open house home.

Chicago is a good example. If the property is in Chicago, there is better than a 50% chance that the property will sell at an open house. It is not uncommon to write the offer on the hood of your car. However, If you are in the suburbs your chances are reduced to about 5%.

Kathy, there has always been those in the business that are nay sayers to any open house, and others that seem to be able to advise you and I of which days don't produce results.

I think the bottom line is this.  I can stay at home doing my thing and hope someone comes to my house and asks me to sell them a property, or I can hold an open house.

For me, hunger is the driving force.

I think most agents I have talked to said that they use the open house to get business... and that they rarely end up fiding a buyer through an open house.  If this is true, then the practice of holding an open house for the seller is very deceptive.

Stan - they work for you and your sellers

David - for you it depends on where they are

Fred - likes it when the buyers come to him

Larry - does them because he is hungry.

Joan - feels the consensus is to get business (branch office)

 

It would appear that The Bottom Line is that there is no hard and fast answer it depends on location and agent and it will likely benefit the agent more than the seller.

Hi Kathy - Fred's quote "..it's one of the few times the public comes to you" is true but the public are not all qualified buyers.  I think open houses are like office duty.  Opportunity time but hit and miss for getting potential business.

For those starting out it is a great way to learn their people skills and sales techniques.  I'm afraid I don't do many anymore although I have picked up both buyers and sellers from them in the past.

Jenny -  one more vote for the branch office  ..... were the buyers for the one you were holding open or for another home.
